PropTech servicing rental housing has historically been bracketed by two worlds:
• Top-of-funnel ILS and digital marketing platforms focused on traffic, leads, and leasing to acquire renters. B2B2C focused.
• The bottom-of-funnel, long-standing, property management systems (“PMS” or “PMSs”) focused on accounting, operations, and back-office workflows. Built B2B focused.
Historically, those worlds operated separately. Today, both sides are increasingly converging around the same strategic objective:
Owning both the customer and renter relationship.
What stands out most to me:
At the top of the funnel, the market has largely consolidated around companies such as Apartments.com and Zillow. Scale, brand, traffic volume, lead generation, and leases generated have solidified this leading position.
The PMSs or bottom and even the middle of the funnel have for the most part, not consolidated. Most consolidation that has happened focuses on customer expansion and workflow adjacency rather than purely superior products.
That fragmentation continues for several reasons:
- Switching embedded infrastructure remains difficult
- Different asset classes require different workflows
- Operators continue balancing bundled platforms versus best-in-class, point solutions
- The mass number of operator and resident solutions needed makes it difficult for a winner take all solution
Additionally, operators and renters are still open to the best existing or new solutions as shown by:
- The continued wave of startups that are PMSs or have components of these platforms
- The sheer number of PMS platforms and adjacent solution providers that still operate
- The continued importance of integrations and partnerships
- Large multifamily owners/managers becoming de facto venture backers for PropTech companies mandating adoption to establish new products
There are many overlapping solutions, but at the same time, renters increasingly expect a seamless experience across:

This shift has forced and continues to push the entire ecosystem closer together, increasingly leveraging AI to reduce operational friction, simplify workflows, and lower labor requirements.
AI also provides an alternative to acquisitions by allowing companies to organically expand into adjacent products and services faster than ever before.
As a result, companies are increasingly able to serve both:

The rental housing operating system is increasingly being rebuilt around renter engagement, operational workflows, financial infrastructure, and AI-driven automation. This article series explores where consolidation, convergence, and strategic expansion are likely to be most impactful.

Historically, lead generation and leasing workflows were fragmented across ILS platforms, CRM tools, marketing agencies, leasing teams, and call centers. Now many of these services have been automated and combined to create a focused marketing and conversion workflow.
Segment primarily owns: Prospect and resident interactions focused on new leases and renewals. Those with in-place resident and maintenance offerings touch the renter more frequently.
Core workflows include:
- Lead generation – SEO, PPC, social, property websites, listing distribution, and advertising optimization

- Tour scheduling and follow-up

- Cross-selling within portfolios
They also often extend into:

- Maintenance workflows (leverage existing communication platform)
This blurs the line between marketing focused platforms and some operational infrastructure.
Representative Companies
As a note, there is significant overlap between these companies and broader PMS platforms (PMS category can be defined in various ways. If you have a definitive way, please let me know.). Some have expanded into more maintenance offerings. The majority of these companies have products more focused on prospect and renewal activity.

Funnel Leasing (+Fenix owned by Funnel)
Focused heavily on AI-driven prospect and resident communication with the renter and resident at the center of the platform. Products are designed to engage, answer, and convert prospective renters and renew residents. Solutions include:
- CRM with renter and resident-centric solution enabling, tracking, and analyzing all communication channels and interactions
- Prospect and resident AI + Voice AI to score calls and improve with training
- Funneling tasks and interactions to role specialists driving conversion
- Online leasing and listing syndication
- Lead source and conversion tracking
- Standalone AI solution through Fenix to offer AI into the prospect and renter journey across MF owners and operators
EliseAI
Define themselves as a PMS delivering leasing, resident management, and operational workflows and efficiency. I see the majority of their solutions currently focused on prospect and resident interactions, but they have and are moving into other areas.
Select solutions include:
- Leasing: Prospect management, lead conversion, and AI-guided tours
- Residential: Move in, maintenance, renewals, and deliquency
- VoiceAI: Tour scheduling, after-hours coverage, resident concierge, and outbound capabilities
- Some blur into other operational functions that are not as prominent across this segment including: Lease audits, fee transparency, and unit turns plus more maintenance features
They have expanded rapidly leveraging AI to create a unified renter and owner + manager experience with various workflows in a connected platform. They will likely continue to expand in other PropTech areas of rental housing. Strong, well-funded, organic grower.
Respage – Positioned as an all-in-one lead generation, AI leasing, CRM, and marketing operations platform. Detailed solutions include:
- PPC, SEO, and Social Media, and Google Business Profile Management
- Resident platform and workflows managing resident communication + retention, and events and amenities scheduling
- Handles lead first touches from web chat, email, text, social, ILS, and calls
- Surveys, reviews, reputation management, and sentiment analysis
- Integrations, definitely emphasizes working nicely with other players
Respage has the leasing + resident platforms and services, but besides these features, it also differentiates itself from its long history of building content (builds from what prospects are asking about), and buying and converting traffic to generate leads and leases.
Knock (owned by RealPage) – More operationally integrated into leasing CRM and prospect management workflows versus positioning itself as an AI-native platform.
- Guide renters from lead to lease to retained resident in a centralized + mobile platform
- Scheduling, source attribution and campaigns, messaging, communicating across all channels, prospect task management, visitor experience, team performance and budget insights
- Renter tools: Communications to same units/residents, automated renewal notifications, and self-book touring
BetterBot – Stated to provide operations, ownership, and marketing teams a single source of truth, live lead volume, conversion rates, maintenance activity, and renewal status. Also prospect + renter AI, and BI, and resident + maintenance workflows too.
- AI execution platform vs. a chatbot. Schedules, follows-up, processes, and reports.
- 24/7 lead response & tour booking. Defined prospect nurture sequences.
- Resident management renewal and maintenance workflows

- Lead source attribution, application summaries, and track individual agent performance
- Tours – scheduling, executing, and follow-ups
Additional Players (focused on prospect/resident renewal conversion)

- Peek – AI-driven leasing automation and communication

Select Acquisitions and Strategic Positioning
This category has already experienced meaningful consolidation, particularly from PMS platforms looking to move further up the funnel, cross-sell, and increase revenue per customer.
Top/ILS: This is one of the most logical expansion areas for ILS or digital marketplace platforms because their businesses are already centered around:
- Traffic
- Leads and leases
- Sometimes appointment setting
The Top/ILS could control more of the lead-to-lease workflow, given leasing conversion visibility, which could fundamentally change:
- Pricing models (based on value in leases generated vs. leads)
- How they buy + generate traffic, they could see conversion to lease
- Future ability to productize + monetize traffic
Bottom/PMS: Large PMS platforms have already been highly active in this segment because these products:
- Increase RPC
- Deepen customer engagement
- Improve operational workflows
- Help smaller owners/operators lacking internal leasing infrastructure
- Improve AI capabilities

The long-term winners in this category likely combine or continue to combine:
- A prospect, renter/resident-centric view
- Tracking prospect to resident lifecycle + renewal interactions. One source of truth.
- Strong consumer UI/UX driving a simple renter experience
- Conversion and efficiency
- Funneling tasks + interactions to role specialists
- AI-driven communication handling initial responses and focusing humans on valuable interactions
- Leverage AI to allow renters to self serve after hours and on weekends
- Training – Links to staff training to improve performance and retention
- Data/prove it works – Measurable lead-to-lease conversion + resident retention improvement, spend and operational efficiency, employee performance and retention gains, occupancy increases, and bad debt reduction

Platforms that successfully reduce labor costs, increase spend efficiency, improve lease conversion and the renter experience, and can definitively show property and portfolio performance increases will continue gaining share.
